DESIGN OPTIONS

Longshore Custom Homes specializes in luxury architectural design that has striking curb appeal and beauty in all styles of design. We offer three different design options to encompass the needs of each homeowner.

FULLY CUSTOM DESIGN

Fully custom-designed means that you are able to customize every aspect of your home. During pre-construction, you would work with our Design Team during Phase One, Two, and Three.

Phase Three -

Bidding and Proposal

During this Phase, Longshore will send out the plans and specifications to bid to all of the subcontractors. Once we have all of the numbers back, we will schedule a proposal for the cost-to-build.

VISUAL DESIGN

Our visual design option is for those who have a floorplan picked out already, but would still like to customize the selections of the home. With this option you move straight to Phase 2.

Phase Three -

Bidding and Proposal

During this Phase, Longshore will send out the plans and specifications to bid to all of the sub contractors. Once we have all of the numbers back, we will schedule a proposal for the cost-to-build.

LONGSHORE DESIGNED

Our Longshore Designed option is for those who love Longshore's design and want a build contract within 2 weeks. With this option, you'll skip the above phases and start working with our team right away to get your build started. You will be able to choose from an existing floorplan with selections designed by our in-house designer.

Preparation

The first steps begin with the homeowners sending us all site documents. We'll then visit the site to discuss if and what upgrade selections are necessary or desired. Our team will then send you your build proposal.

HOA Approval & Design

The site and floor plans will then be submitted to the ARC/HOA in your neighborhood for approval. We will then send you a visual selection board to start planning your final selections.

Final Design Meeting

Once the ARC/HOA has approved the plans then we have one last meeting to discuss and finalize all details of the home. After plans are finalized our team will send you your build contract.
